I. Schematic Design

II: Design Development

Layers of detail are added to the layout, including the coordination of mechanical, electrical, and plumbing information, which is geared toward budget and plan-lock approvals.

III: Construction Document

Equipment data is finalized and translated into a permit quality drawing package, which is ultimately used for construction in the field.


  1. Dimension Plumbing and Electrical Rough-In Drawings
  2. Guarantee Health Department Approval
  3. Detail Custom Fabrication and Manufacturer’s Drawings
  4. Develop Final Equipment Specifications

IV: Fabrication

After qualifying, soliciting, and analyzing bids for the purchase and installation of the equipment package, we make a KEC (Kitchen Equipment Contractor) recommendation to our client.


  1. Prequalify and Select Potential KEC
  2. Finalize All Specifications and Details
  3. Issue RFP (Request For Proposal) to Potential KEC, Including Complete Construction Document Plans, Specifications and Bid Instructions
  4. Review and Respond to Bidder RFI (Request For Information) and Issue Required Addendums
  5. Review, Level and Analyze KEC Bids
  6. Provide a Formal KEC Recommendation
  7. Facilitate Interview and Negotiations with KEC

V: Construction Administration

Provide on-going quality control and coordination with the KEC and project team, conducting site visits at major milestones, culminating with a final punch list.


  1. Review and Respond to Relevant Project RFI
  2. Issue Detailed Bulletins and Coordinate Revisions as Required
  3. Issue Submittal Schedule to KEC
  4. Review Submittals and Shop Drawings, Coordinate Revisions, Omissions, and Additions
  5. Site Visits to Ensure Quality Installation and Design Intent
  6. Conduct On-Site Punch List to Ensure KEC Obligations are Met
